Plumbing in North Port is three housing eras in one city

Which decade your street was built in predicts the call better than anything else about the house.

The oldest housing sits on lots platted during the General Development Corporation years — the Sarasota County Property Appraiser holds the year-built record for any given parcel. The tract was sold as homesites long before most of it was built on. Houses from that first wave carry the plumbing of their decade. Cast iron waste has had fifty years to scale inward. An envelope will not tell you whether you are inside the city limits. Inside them, the City of North Port's Development Services Department issues the permit and sends the inspector. At an unincorporated address that still reads North Port in the mail, that is Sarasota County Planning and Development Services instead. It matters for any job that pulls a permit: a heater changeout, a repipe, a water or sewer service replacement. Settle it before a truck is booked. Knocking on the wrong office costs days, not paperwork.

City water, well water, and the heater caught between

Most of the built-up city takes water and sewer from the City of North Port Utilities Department. Outlying property can still run on a private well and septic. That changes the job.
